AbstractThe demonstration of economic considerations within the design and construction process of buildings is the main focus of the diploma elective subject.
ObjectiveTo grasp the coherences of costs, income and income return.
ContentThe specialization Bauprozess: Economics is located at the interface between economics here considered as "economics", as well as an area of ​​the social sciences and the built space.
With increasing scale, the students are made aware of the economic constraints and opportunities that influence our urbanity, from urban development and development to the individual building. In order to vividly illustrate the consequences of these economic and general social conditions, the focus is first drawn up at each scale level and explained the basic principle on the basis of an extreme manifestation, mostly from a metropolis in our world, or on the basis of a historical example. Afterwards, we return to the familiar scale of the city of Zurich and its agglomeration in order to examine the same mechanisms here.
In each teaching module the relation to and the relevance for the profession of architects is discussed, which - following the claim of our professorship and the master lecture building process - are regarded as generalists with special knowledge also in economic areas, without being completely absorbed in these areas; without stopping to be an architect.

Selection of lessons:
1. The economy of the city
Based on the question of which reasons motivated the individual to concentrate selectively and move away from his agricultural livelihoods, the city is regarded as a new state of evolution that is structurally expressed in the silhouettes of our metropolises.
Gradual attempts are being made to unmask the forces behind the visible economic activity, such as commuting times, pay gaps, land costs, rents, scarcity and returns. Using the example of the metropolitan region of Zurich, it is shown why urban development and construction activity have manifested themselves in a certain way in a specific region at a certain time.
2. Returns
The different forms of returns as mediators between investment and income are worked out on the basis of a concrete project development and their influence on the project is shown or relativised. The concept of yield illustrates the relevance of the timeline in the planning and construction of a building. The economic consideration of a property and its division into construction and land costs, as well as the emergence of the latter from the expected returns, are discussed as well as the influence of movements in the interest markets on the project, as well as the conditions under which we architects ,
3. costs
Land, building and construction costs, as perhaps the most direct economic equivalent of architecture, are systematized using common methods and classified on the timeline of the planning and construction process. Cost types, determination, planning and control are addressed, and the most relevant factors influencing the construction costs are analyzed.
4. Project development
This lecture is due to the increasing complexity, professionalization and, as a result, heteronomy of the planning and construction process. The attractiveness of investment in real assets - and here in the front line of real estate - that has been heightened by the financial crisis of 2008 and its aftermath has led to a long before adoption of valuation and management methods, as well as forms of organization from the financial sector to real estate project development , The changing role of the architect from generalist to specialist in many project constellations is critically explained and questioned.

ObjectiveIndependently of the building industry, Module 1 initially provides information about the characteristics of digitalisation through its principles and rules, enabling the participants to independently recognise the short-term and long-term changes that are resulting from it.
ContentThe principles involved in digitalised business and society are illustrated using experience from fields that have already been changed, such as the hotel industry and the music industry. The switch from materially based collaboration to data-supported networking conflicts with established methods, tools and structures. Weaknesses in the relevant legislation may even become apparent — such as the uncertainties involved in liability issues for self-driving robots. Parallels with the building industry are developed on this basis in order to identify effects involving transparency, the acceleration of business processes and questions of property and liability.

ObjectiveModule 3 provides the data-technical basis for digitally networked collaboration, enabling the participants to understand and evaluate the principles of data architecture, as well as details of file formats, attributes, servers and cloud-based systems.
ContentThe way in which data are structured in a digitalised sector of industry has tremendous effects on the people involved and on the ways in which they work. Well-structured data are more easily interpreted by software, leading to shorter information exchange cycles and information analysis, and consequently affecting project processing. Poorly structured data and interfaces, on the other hand, lead in the long term to data losses and a need for costly reorganization work.

ObjectiveUsing specific examples, Module 4 illustrates the foundations and versatility of building information modeling (BIM), enabling participants to deal with the concepts, applications and mechanisms involved.
ContentBIM has become a key term in the digitalisation of the building industry. The program demonstrates the requirements and opportunities in this method of working, which is based on networked data and structured processes. The state of practical work here is presented through specific applications that extend beyond the areas of collision testing and room booking administration. The module ends by describing the current status of standardization in Switzerland and provides examples from abroad as well.

Finally, methods of writing an academically argued thesis, required for the program certificate, are presented.

AbstractKey terms: Business models, performance and “business intelligence”
ObjectiveUsing examples, Module 5 identifies value-creating activities in the lifecycle of a building, enabling participants to recognise and name the effects of digitalisation. In addition, the participants present their own theses in Module 5.
ContentDigitalisation is calling the foundations of value creation into question. The current status quo is being compared with the potential offered by digitalisation, and the first winners and losers are being identified. One challenging phenomenon is robot-aided manufacturing, for example. New business fields are also opening up as a result of “business intelligence,” which supports project managers in their decision-making processes.

At the end of the semester, the participants will present the state of their own theses on digitalisation and open them up for discussion.

ContentThe importance of a life-cycle-oriented approach has arrived in the Swiss construction and real estate sector. Cumulative management costs can exceed the cost of construction after just a few years. ObjectiveThe various depths of intervention in dealing with a existing property and their effects are known.
ContentThe structure and nomenclature of the interventions in the stock are presented and models for the registration and calculation of the structural interventions are presented. It focuses specifically on ongoing maintenance, the periodic repair and planning of renewal cycles, as well as on structural interventions and value-enhancing measures. Based on the study II, the learning content is applied and various options for action in dealing with the building stock are evaluated.

ObjectiveBuilding and breaking off is understood as an energy and material flow.
ContentThe total weight of all properties in Switzerland is estimated at around 1 billion tonnes. Every year around 10 million m3 of buildings are demolished and more than 60 million t of raw materials are used in new buildings. This module examines the cycle principle and its implications for selective decommissioning, disposal, landfilling, recycling and reuse, as well as the importance of the gray matter energy of materials.
